Terdapat 18 gedung perkantoran bersertifikat gedung ramah lingkungan atau gedung hijau di dalam dan luar wilayah Central Business District (CBD) Jakarta.
Khusus di dalam CBD, terdapat 15 gedung bersertifikat hijau dengan total luas mencapai 893.554 meter persegi atau hanya 13% dari total populasi ruang kantor di CBD Jakarta.
Berdasarkan hasil tinjauan konsultan properti Knight Frank Indonesia, rata-rata harga sewa per meter persegi per bulan untuk ruang kantor yang memenuhi kriteria Environmental, Social, and Governance (ESG) di Central Business District (CBD) Jakarta lebih tinggi dibandingkan dengan yang non-ESG.
Sementara, untuk bangunan ESG, rata-rata harga sewanya adalah Rp304 ribu. Sementara rata-rata harga sewa bangunan non-ESG sebesar Rp240 ribu.
Untuk biaya pemeliharaan ruang kantor ESG juga tercatat lebih tinggi 25% jika dibandingkan dengan kantor non-ESG.
Konsekuensinya, tingkat hunian yang tercatat 70,6%, sedikit lebih rendah dari gedung kantor non-ESG.
Kondisi ini berdampak pada minimnya jumlah kantor yang telah menerapkan konsep ESG.

Permintaan ini cenderung tumbuh dengan stabil dan saat ini didominasi berasal dari perusahaan multinasional.

“Namun, permintaan tersebut cenderung tumbuh dengan stabil. Kepedulian para MNC untuk memiliki portofolio aset hijau yang berkelanjutan membuktikan komitmen mengimplementasikan rencana mitigasi dampak perubahan iklim untuk mencapai net zero carbon pada tahun 2030,” ujar Syarifah lewat keterangan resminya.
Dia melanjutkan, meskipun gedung ramah lingkungan cenderung memiliki biaya sewa dan perawatan yang lebih mahal dari gedung kantor pada umumnya, gedung ramah lingkungan bernilai lebih tinggi sekitar 10% dari yang non-ESG.
Selain itu, Syarifah juga menjelaskan operasional gedung berbasis ESG umumnya mampu menghemat 30-40% penggunaan energi dan 20-30% penggunaan air.
